Florida Metal Roof Guide · HOMEOWNER GUIDANCE

What kind of metal roof are you being offered?

Metal roofing comes in several forms: panels with raised seams, panels with visible fasteners, and products shaped like shingles or tiles. Ask which product is proposed and why it fits your home.

What this means for your project

Standing-seam systems have raised panel joints and commonly conceal attachment points. Exposed-fastener systems place many fasteners through the panel face. Formed metal products can resemble smaller shingles or tiles. Within each family, seam design, substrate, accessories, and installation requirements vary. Ask for a system description before comparing broad labels. An approval document must be matched to its conditions of use and the project; finding a product name in a database is only the start.

Roofing words used here

Roof system or assembly
The roofing materials and the way they are installed together, including panels, layers underneath, and attachments.
Panel profile

Roof deck or supporting surface
The surface beneath the roofing materials, often wood panels or boards.

Questions worth taking with you

  • Identify the panel or formed-product family.
  • Ask whether the proposal names the manufacturer and profile.
  • Clarify attachments, underlayment, edges, and penetration details.
  • Have the contractor explain which documents apply to this property.

Can the proposed assembly be described in one clear paragraph?
